Does Pavilion offer a range of garden buildings?
No. Every structure we produce is bespoke and designed to meet the needs of individual  clients.

Why choose as bespoke garden structure?
Pavilion bespoke structure will be uniquely yours and designed specially in the style you are looking for, the use you wish for it and the space you need in it. Choosing from manufacturers’ ranges confines your choice simply to what is offered by them. With Pavilion, the choices are yours – traditional or modern styles, infinite roof and wall coverings. As important, there is no cost penalty.

Will Pavilion make a structure of our design?
Yes, of course. If you’ve found a picture of a structure you really like, we will be delighted to build to your design.

What preparation work do I need to do?
Absolutely nothing – unless of course you choose to. Pavilion undertakes all the work required from start to finish. That includes all site clearance, groundwork, footings, construction, erection, services installation right through to finishing. Should you prefer to use a local contractor for groundwork and services installation, we will be happy to work with them.

What foundation will I need for my building?
This depends on the size of structure, slope and ground conditions at the site. For most structures we produce, simple concrete pad footings are sufficient and site disruption is minimal.

Hardwood or softwood?
The choice is yours, but if you are not sure, we will guide you on the merits of different timber. We regularly use seasoned and green oak, sapele,  beech, redwood, Douglas fir, cedar, spruce and larch. All hardwood timber used by Pavilion is fully certified.

Painted or stained structures
We use fine water based paints from Finland because it is the best on the market. So, whatever colour you choose, you are assured of a long paint life with minimal maintenance.

Planning Permission
Most of our timber framed structures do not need planning permission as planners regard most timber structures sited in gardens as temporary. However, larger sizes, height, proximity to the house or roadway can trigger the need to apply. Added to this, if you live in a conservation area or other designated places, permission will usually be required. It is always best to check if there is any doubt and most Planning Authorities will advise over the phone or visit the site to confirm any need to comply. Pavilion will be pleased to offer guidance on requirements for any of our projects.

Lighting, Heating and Drainage
When services are required, supply (ground cables, water, gas and drainage pipes) are laid during site preparation. Cables, water and gas pipes fitting is done during various stages of the construction by qualified contractors. Final fitting-out takes place on completion of the interior of the structure.  Should you prefer to use a local contractor for services installation, we will be happy to work with them.

Is insulation and double glazing required?
If your structure is to be heated and used as an office, studio, workshop, library or for sleeping, it will need to be well insulated and double glazed. Otherwise no insulation is needed unless, of course you would like it fitted.
